CROWONDER Villa Adriana - villa with Heated Swimming Pool, Jacuzzi and Sauna

350 m² of well-furnished living space is divided into four floors and offers everything for comfortable holidays. The space is designed so that guests have places for private relaxation and for spending time together in a larger group.

Ground floor (90m²

The ground floor consists of a spacious air-conditioned living room (30m²) with a fully equipped kitchen, a dining area with a large table and chairs, 2 bedrooms and 1 bathroom.

The living room has a direct exit to the backyard, which consists of two parts. One is a partly shaded lounge terrace (20m²), and the second offers a private heated swimming pool (28m²), a shower, and a deck equipped with sun loungers.

Bedroom 1 (10m²) - equipped with one single bed with the possibility of a pull-out and extra bed for one more person and TV.

Bedroom 2 (10m²) - equipped with a single bed and TV.

Bedrooms 1 and 2 share one bathroom with a shower.

All bedrooms are cooled by a standard air conditioning unit located in the living room.

Underground floor (95m²)

The main part of this floor is designed for entertainment. A spacious room (40m2) has darts, billiards, table football, TV, and a resting place. Next door is a separate wellness part (15m²) that includes a sauna, shower, and two wooden loungers.

One bedroom (Bedroom 3- 24m²) has a double bed but no conditioning unit.

One bathroom with a shower is also available. It can be considered private for guests sleeping in the underground bedroom.

First floor (90m²)

This floor is the central sleeping part of the house. There are 3 bedrooms and 2 bathrooms.

Bedroom 4 (10m²) is equipped with one single bed, which can be pulled out to make an extra bed for one more person, and a TV.

Bedroom 5 (10m²) - equipped with one single bed and TV.

Bedroom 6 (19m²) - master bedroom with a double bed, TV and private en-suite bathroom with shower.

Bedrooms 4 and 5 share one bathroom with a shower.

All bedrooms are cooled by a typical air conditioning unit located in the hallway.

The first floor offers a 25m², partly shaded terrace with a jacuzzi and sun loungers.

Second floor (70m²)

On the villa's roof is a large terrace, mostly covered to protect from sun and rain. It is designed for spending time together in a larger group and allows several types of use.

The first part is a dining area with a barbeque, a table for 10 people and chairs. The remaining space, with a set of garden lounge furniture, a hanging armchair, bar table with chairs and sun lounges is designed for relaxation. Enjoy beautiful views of the surrounding area and the sea, prepare delicious meals, read your favorite book in a hanging rocking chair and watch romantic sunsets with a glass of fine Croatian wine- all in one place.

On the second floor, right by the entrance to the terrace, there is a little summer kitchen with a double stovetop, dishwasher, and toilet for guests' convenience.

BEACHES

The whole coast of the Diklo and Borik districts is used for beaches. The nearest one is about 550m from the house. You can choose between different types of coastline.

Diklo Beach - about 550m from the villa, concrete waterfront, gentle descent into the water, some parts have ladders to the water, coast partially studded with gravel (sunbathing area) with some small trees.

Borik Beach - located closest to the villa (750m)- is one of the region's most famous and best-developed beaches. It has a blue flag award for beach quality and water purity. It has 45000 m2 of surface area and is 1300m long. The coast, as well as the seabed, is on most of its surface gravely and fine-grained. In some places, there are concrete edges like swimming pools or piers. There is also a part with sand on the shore. The water gradually gets deep. The beach has excellent infrastructure, showers, changing cabins, gastronomical objects, sports and leisure activities, and also for children (the exact offer depends on the season). On the coast, you can hide from the sun in the natural shade of trees.

NEAREST RESTAURANTS, CAFE BARS AND GROCERIES

You can easily reach the center of Borik and Diklo districts by walking. There are many bakeries, groceries, restaurants and bars.

The nearest grocery store is 550m from the villa, and the restaurant and coffee bar are about 750m.

To reach our property, exit the A1 motorway at the Zadar I exit (Zadar Zapad). After reaching the city of Zadar, head for the Borik/Diklo district.
